Why $99 is the real price
Most concept-design shops charge $1,500–$3,500 because they're paying a junior designer 8 hours.
We use a local AI model that does the layout in 25 seconds — running on a workstation in our office, not in some company's cloud. The price reflects the actual cost: a senior designer's review of the AI output + a clean PDF + the spec. You're paying for our judgment, not our keystrokes.
The Revit file is priced separately because it's a hand-finished deliverable — we open Revit, place the walls, tag the rooms, and verify it opens cleanly in your version.

Is this a stock plan?
No. Every brief produces a unique layout. We don't resell.
Will it pass code?
It's a concept, not a permit set. Bring it to your local plan reviewer or have us prepare a permit set for $1,200 add-on.
What if I hate it?
First revision free. Second revision $49. Most clients are 1-and-done. Full refund if it doesn't match your brief.
What software do I need?
The Concept tier comes as PDF + PNG — opens anywhere. The Revit add-on requires Autodesk Revit 2024 or newer. We can also send AutoCAD .dwg or PDF if you don't have Revit.
Privacy?
Your brief stays on our hardware. We don't train models on your data. Files are deleted 30 days after delivery unless you ask us to archive.
